As more people invest in second properties in the UK and abroad, there is a growing need to be able to leave your property with an agent that can be pro-active in all aspects of managing your property.

Tenants

  • Viewings

Once you have a shortlist of the properties you would like to view, call us on 01628 523310 and we will arrange viewings at a time that suits you. We will then arrange for one of our experienced lettings agents to accompany you to the property who should be able to answer any questions that you may have about the property and the area.

  • Renting the property

When you have decided upon a property that you wish to rent, we will process your application, which involves taking up references. We'll advise you and keep you updated throughout the entire process.

We'll quickly process your application once we have all your information, and provide a tenancy agreement for both you and the landlord to sign. It’s important that you understand the standard terms outlined in the agreement; for example, the notice required to vacate the property, the manner in which rent is to be paid and the penalties for any damage sustained.

  • Rent & Deposit

Deposits are to be paid before you can occupy the property and usually we'll require the first month's rent. Any deposits will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory checkout report.

  • Inventory

An inventory of all the items in the property is undertaken, in most cases, which will be supplied to you prior to moving into the property. It is important that you agree that the items listed are included in the property as this ensures that on vacating the property it is clear if any items are missing or require repair. Upon vacating the property an independent clerk will carry out an inventory.

  • Completion

Once we have received the rent, deposits or bonds and the tenancy agreement is signed you can come and pick up the keys and the property is yours.

  • Overview of fees and deposits

Andrew Milsom Lettings require payment of £100 plus vat for each tenancy, up to three applicants, which is payable on the completion and final signature on the agreement.

We will require a holding deposit of £200 if you wish to secure the property. This will be part of the main deposit, when the tenancy has been agreed. Should you decide not to go ahead with the tenancy, the holding deposit is not refundable.

We will also require one month’s rent in advance and the equivalent of 1.5 months rent to be held as a deposit in the tenant deposit scheme (custodial). For more information visit www.depositprotection.com.
We wish to make prospective tenants aware that the offer of a tenancy agreement is subject to references proving satisfactory and that the completion of application form does not guarantee a tenancy agreement.

We would advise all tenants to undertake their own contents insurance cover, as the tenant holds responsibility for any damage, accidental or otherwise, to the landlord's property or contents. Tenants will also need to ensure that they have adequate insurance for their own belongings.
